Today I will explain the concept of bridging loans, a financial solution designed specifically to help you in these situations.
What exactly is a bridging loan? A bridging loan is a short-term loan designed to provide immediate cash flow for any property transaction. It’s often used to bridge the gap between the sale of one property and the purchase of another and is particularly beneficial when you need immediate funds to complete a property transaction. There are a few key reasons to consider getting a bridging loan.
Firstly, it’s quick access to funds. So unlike traditional mortgages, bridging loans can be arranged swiftly, therefore providing you with funds that you need in a matter of days or weeks.
Secondly, it offers flexible terms. Bridging loans offer flexibility with repayment terms ranging from a few weeks up to a year, depending on your specific needs.
Thirdly, it’s versatile in its use. So whether you’re purchasing a new home, need finance to develop an existing property or taking advantage of an auction opportunity, a bridging loan can provide the necessary financial support in a variety of scenarios.
Now, let’s discuss the different types of bridging loans. There are two main types of bridging loans.

Typically, bridging interest rates are substantially higher than traditional mortgage rates. Also, there is an arrangement fee. These are upfront fees payable to the lender or broker for setting up the loan. You have to also consider exit fees. These are fees for repaying the loan earlier than the minimum term. And we also have valuation fees. So with bridging loans, you must get a property valuation, which is always required when using a bridging loan and you need to consider this cost. Finally, there are legal fees.
So the bridging lender will always have their own solicitors and thereby the borrower has to fund those legal costs.
