transfer of equity in a property ownership.
Transfer of Equity and the Conveyancing Process
If you have a mortgage on the property you are required to get your lenders consent as your lender will hold a
restriction over the property title. Lender consent is required to ensure the mortgage terms remains valid and the
current owner(s) or new owner meet the lender criteria. If your lender agrees to the transfer of equity, they will issue
a consent letter to us outlining their terms and conditions for the transfer. Our transfer of equity solicitors will
review the lenders terms and outline the conditions and requirements for the changes to the property’s ownership. We
will ensure the legal documentation such as a Transfer Deed, which is the legal document that formally transfers
ownership by providing details of the transfer such as the names of the parties involved in the transaction, property

and Mortgage Deed must be signed in a presence of a witness who is over 18 and unrelated you. After the Transfer Deed is
formally signed this will be submitted to Land Registry to complete the change of ownership in process. We will then
notify your Lender once the transfer of equity has finalised and provide them with the Title Deed for the change of
ownership once the application has been completed at
Land Registry
